1. Identifying your housing needs and wants
During your first consultation we will discuss your needs and wants.
We will ask you about what areas you like and why. Are you concerned
with commute times, recreation, community, etc.? We will ask about
special requirements you might have such as hobbies, sports, or
medical.
2. Determining your target price range
In conjunction with a lender, we will determine how much you can
afford so that we may focus only on properties priced in your comfortable
affordability range. In addition, you will be pre-approved for
a mortgage. Your lender’s pre-approval letter will add strength
to your offer to purchase a property.
3. Determining which properties you will view
By completing the first two steps, we will save you much time by
focusing only on those properties that meet your criteria. If you
have not found your desired property after your first viewing tour,
we will continue to refine your search with the feedback you provide.
4. Selecting a property and negotiating the offer
Once you have selected a property on which to put an offer, we will
conduct a market analysis of properties for sale and recently sold
properties. Then we will help you write an offer using the comparative
values and negotiate for the best price and terms.
5. Performance of the contract and completion of escrow
Once the offer is accepted, we will help you complete your financing
and assist you in making inspection appointments, reviewing disclosures,
requesting repairs, and helping you with any other needs you might
have. Finally, we will hand you the keys to your new home upon
recording of the deed.
